Lenders in California offer options to help you avoid foreclosure. However, these options work best when your loan is only one or two payments behind. The farther behind you are on your payments, the fewer options are available. Contact your mortgage lender at the first sign of difficulty to prevent foreclosure.

California Foreclosure Prevention Counselors

California Housing Counselors are familiar with the various foreclosure prevention arrangements with your mortgage lender will consider. Working with a Certified Housing Counselor is a good way to make sure the advice you receive is accurate, reliable, and appropriate. You Certified Housing Counselor will advise on California law that may help you to avoid foreclosure. Local counselors are also aware of California and federal programs that provide additional financial, legal or foreclosure assistance that you may need.

Foreclosure information from California State BAR

The State Bar of California and Public Interest Clearinghouse have teamed up to create a Web site for consumers that offers mortgage foreclosure information, such as how to avoid foreclosure and where to go to for assistance when foreclosure is a possibility.

The ForeclosureInfoCA Web site, made possible with a grant from the California Bar Foundation, addresses growing concerns of foreclosure. It offers links to various agency Web sites on California’s foreclosure process and timelines, counseling for homeowners facing foreclosure and information on tenants’ rights when a landlord is facing foreclosure.

The Legal Aid Society of Orange County

LASOC serving all of Orange County and Community Legal Services (CLS) serving many cities in southeast Los Angeles County provide free, foreclosure services to low-income persons and seniors. LASOC/CLS offer a wide variety of options to help stop foreclosure. Many services require you to meet eligibility guidelines which are determined on the Hotline. Additional services that do not require you to meet eligibility guideline are available from the Small Claims Advisory Program, Legal Resolutions, and LASOC’S Lawyer Referral Service.

The attorneys on the panel are carefully screened for qualifications, carry malpractice insurance, and are in good standing with the State Bar of California.

The attorney will provide a free initial foreclosure consultation by phone or appointment to evaluate your specific legal needs. To reach the Hotline, call (800) 834-5001.

90 Days of Hope – Foreclosure Awareness

90 Days of Hope is an ongoing public education campaign to raise awareness of the options homeowners have to possibly avoid foreclosure. 90 days of missed payments often equals a foreclosure. It’s also the approximate amount of time that it can take to work out new payment options for those who proactively contact their lenders before any payments are missed or foreclosure started. Campaign features real California families who struggled with foreclosure offering others a path to real foreclosure prevention solutions and providing real help.
